Nearly half of homeowners who have already exited forbearance left the program current on their payments. What Banks Actually Want (It Is Not Your House)
Here is something worth sitting with. Do you think the banks want millions of houses back on their books? The answer, based on what happened after 2008, is a hard no.
Lending institutions learned a costly lesson from the housing crash. Managing foreclosed properties is expensive, time-consuming, and politically damaging. This time around, roughly 50% of all mortgages are backed by the Federal Housing Finance Agency. Over the past year, the FHFA extended some form of home retention assistance to over one million homeowners. That compares to 208,000 homeowners offered similar protection during the entire 2008 crisis.
The Mortgage Bankers Association data also shows that among homeowners who have already exited forbearance, a meaningful share worked out repayment plans, loan deferrals, or loan modifications with their lenders directly. Banks are not trying to foreclose. They are trying to avoid it. Can you see how that changes the risk calculation?
No Political Will to Let Foreclosures Happen
Beyond the banks, the regulatory environment is actively working against a foreclosure wave. The Consumer Financial Protection Bureau has proposed rules that would generally prohibit mortgage servicers from initiating foreclosure proceedings until after December 31, 2021, with specific protections tied to COVID-19 hardships.
The proposal would also allow streamlined loan modification options and require servicers to proactively reach out to affected borrowers with information about their options. A final decision has not been made, and some do question the CFPB’s authority to delay foreclosures outright. But the political direction is clear: nobody in Washington wants to be associated with throwing families out of their homes during a recovery.

Think about that for a moment. Nine out of ten households in forbearance have enough equity to sell if they need to. That is not a foreclosure crisis waiting to happen. That is a safety net most distressed homeowners in 2008 simply did not have.

The combination of equity cushions, lender flexibility, and regulatory protections creates a fundamentally different environment than the one that produced the 2008 crash.
