There are 4 concrete reasons why the end of forbearance is unlikely to trigger a foreclosure wave in markets like Los Gatos. Fewer homeowners entered forbearance than feared, most who did have enough home equity to sell rather than foreclose, today’s housing inventory is critically low, and government programs are actively providing exit options that protect homeowners from default.

You know how, every time there is a shift in the housing market, someone brings up 2008? And there is that quiet worry in the back of your mind, wondering whether this time could look anything like that? A lot of homeowners and buyers in Los Gatos are sitting with that exact question right now, especially as forbearance programs begin winding down.

But here is the part most people have not stopped to think about yet. The situation on the ground today looks almost nothing like what happened 15 years ago. And once you understand these 4 reasons why, you might find that worry fades considerably.

How Many Homeowners Are Actually in Trouble?

What does your mental picture of the forbearance situation look like? If you have been following the news, you might imagine millions of homeowners on the edge of losing everything. But have you ever stopped to think about what the actual numbers show?

When the pandemic began, some experts projected that 30% of all mortgage holders would enter forbearance programs. The real number? Only 8.5% actually enrolled. And that number has since dropped to about 3.5%, representing roughly 1.86 million active forbearance mortgages.

Compare that to the last housing crash, when approximately 9.3 million households lost their homes to foreclosure, short sale, or simply handing the keys back to the bank. Does that difference in scale change how you are thinking about this?

What About the 1.86 Million Still in Forbearance?

Here is where one of the 4 reasons becomes especially important. Of the 1.86 million homeowners currently in forbearance programs, 87% have at least 10% equity in their homes. Why does that matter?

Because 10% equity is generally enough to allow a homeowner to sell the property, cover closing costs, and walk away without the credit damage that a foreclosure or short sale creates. In other words, most of these homeowners have a real exit option that protects them.

The remaining 13% may not have that flexibility. But even if the entire 13% of those 1.86 million homes went into foreclosure, that would total roughly 242,000 mortgages. For context, annual foreclosure numbers in the three years before the pandemic ranged between 277,000 and 314,000, and those years were considered stable. That number is nowhere near a crisis. Can you see how that reframes things?

4 Reasons the Market Can Handle What Is Coming

Even if some of those forbearance cases do result in new listings or foreclosures, there is another layer to consider. What happens when those properties actually hit the market?

In 2008, housing inventory sat at roughly a nine-month supply. Buyers had more homes than they could absorb. Today, the Los Gatos market and the broader Santa Clara County area are running on less than three months of available inventory. Demand is outpacing supply by a significant margin.

Lawrence Yun, Chief Economist at the National Association of Realtors, addressed this directly, noting that any increase in foreclosures will likely be absorbed quickly and should not lead to price declines. If you are someone watching the Los Gatos homes for sale inventory right now, you have probably noticed how quickly well-priced homes move. That absorption capacity is real.

What Happens If You Do Nothing With This Information?

Here is a consequence worth sitting with. If you have been waiting on the sidelines because you expect a wave of foreclosures to bring prices down in Los Gatos, what happens if that wave never comes? If you keep waiting for the next 12 to 24 months and the market simply absorbs these properties without a meaningful price correction, where does that leave you?

That is not pressure. That is just a question worth answering for yourself before you make a decision either way.

The Policy Layer Behind These 4 Reasons

There is a fourth layer that does not get enough attention. Federal agencies including HUD, USDA, and the VA have introduced options that allow borrowers to move missed payments to the end of their loan at no additional cost. Additional programs aim to reduce monthly principal and interest payments by roughly 25% for qualifying homeowners.

These are not symbolic gestures. They are structural mechanisms designed to keep homeowners in their homes. Ivy Zelman, founder of the housing market research firm Zelman and Associates, summarized it plainly: the likelihood of another foreclosure crisis is close to zero percent.

Based on these 4 reasons, the picture that emerges is not one of a market heading toward collapse. It is one of a market with real pressures being managed through equity, policy, and demand. How would it change your thinking if you knew the risk you have been weighing was significantly smaller than the headlines suggested?
