What About 2022 and the Path Forward for Home Price Appreciation?

Here is where it gets interesting for anyone still on the fence. About 2022, nearly every major forecasting body expected home price appreciation to slow, but not stop. The Home Price Expectation Survey, drawing on input from over 100 economists, investment strategists, and housing analysts, projected a 5.12% appreciation level. The National Association of Realtors projected 4.4%. The Mortgage Bankers Association projected 8.4%. Fannie Mae projected 5.1%. Freddie Mac projected 5.3%.

Even at the low end of those projections, home price appreciation for 2022 was expected to outpace the 25-year historical average of 4.1%. So the question is not whether prices were going to keep climbing. The question was whether you were going to be positioned to benefit from that climb or watch it from the outside again.

Inventory was still a factor. CoreLogic estimated the single-family market would be undersupplied by approximately 4.35 million units by 2022. Supply was improving slightly, with new listings increasing by around 18,000 over the prior year according to Realtor.com data, but demand still had the upper hand. In a market like Los Altos homes for sale, where land is limited and demand from the tech corridor remains strong, that supply gap has real consequences for home price direction.

2022-PRESENT: THE MODERATION AND RECALIBRATION ERA

Rising mortgage rates in 2022 cooled the pace of home price growth in many national markets. But in high-demand, supply-constrained areas like Los Altos, the floor on home values remained elevated. Homeowners who bought before or during the surge found their equity cushion resilient even as transaction volume declined. The lesson: price appreciation does not need to be dramatic to be meaningful over a multi-year holding period.
