Many of those homeowners will choose to sell rather than face foreclosure, adding additional inventory to the market. Homes in Los Altos have seen substantial equity accumulation, which means sellers in this area are largely positioned to transact rather than default.

2019-PRESENT: THE EQUITY ACCUMULATION ERA

Homeowners who purchased in Los Altos at any point in the last several years have watched their equity position strengthen dramatically. Double-digit annual appreciation has converted modest down payments into six-figure equity stakes for many households. That equity cushion is now functioning as a safety valve for the market: owners with options are far more likely to sell than to default, which means the forbearance exit is expected to feed listings rather than foreclosure filings. This is a structurally different situation from 2008, and the equity data supports that distinction clearly.
