Innovation central, downtown vibes
The best time to sell your Mountain View home may be right now, precisely because others aren’t selling. When inventory is this low, your listing faces less competition, attracts more buyer attention, and stands a better chance of drawing multiple offers. Fewer active listings mean buyers have limited choices, and a well-priced home in this environment can move quickly and favorably.
You know how it goes. You watch the market. You wonder if the timing is right. You hear friends say they are waiting for mortgage rates to drop before they make a move. And the longer you wait, the more you wonder whether everyone else knows something you do not.
Here is the part most sellers have not stopped to think about yet. The fact that others aren’t selling right now is not a warning sign. It might actually be the opportunity you have been waiting for.
What Does Your Current Housing Situation Actually Look Like?
Before anything else, ask yourself this: does your current home still fit your life? Not the life you had three years ago. Your life right now. If the honest answer is no, that is worth sitting with for a moment.
How long have you been telling yourself you will make a move when the timing is better? And what has that waiting actually cost you, in space, in comfort, in daily friction?
A lot of homeowners in Mountain View are holding onto their current mortgage rate like it is a life raft. And that is completely understandable. A recent survey from Realtor.com found that 56 percent of people planning to sell in the next 12 months say they are waiting for rates to come down before they list. That wait-and-see approach works for some people. But it is also the reason the market looks the way it does right now.
In a typical April during this period, roughly 500,000 sellers nationwide would bring their homes to market. Mountain View real estate reflected that rhythm, with steady inventory and competitive but manageable conditions for both buyers and sellers. If you listed then, you were entering a crowd. Standing out took real effort and strategic pricing.
Why the Best Time Often Arrives When Others Aren’t Moving
Here is the data point worth understanding. Looking back at every April since 2017, the only year with fewer sellers entering the market than this year was April 2020, when the pandemic effectively froze real estate activity nationwide. This year, fewer than 400,000 sellers listed their homes in April. In normal years, that number sits closer to 500,000.
Think about what that gap actually means for someone who lists today. Buyers are still out there. Demand has not disappeared. But the supply of available homes has shrunk considerably. When buyers have fewer options, the homes that are listed get more attention, not less. Can you see how that changes the math for a seller who is ready to move?
Seller activity collapsed in April 2020 as uncertainty gripped the market. Very few homeowners in any city, including Mountain View, were willing to open their doors to strangers or commit to a move during that period. The sellers who did list during that brief window often found surprisingly strong buyer interest, because even a small pool of determined buyers can move a well-priced home.
What Is Rate Lock Actually Costing the People Waiting?
The phenomenon keeping so many sellers on the sidelines has a name: rate lock. It describes what happens when a homeowner’s current mortgage rate is low enough that trading it in for a new loan at today’s rates feels like a step backward financially.
That hesitation is real. But here is the question worth sitting with. If your home no longer fits your needs, how much is staying actually costing you? Not in dollars necessarily. In quality of life, in space, in proximity to where you actually want to be. What is that worth over the next two or three years?
The sellers who work through that question honestly sometimes arrive at a surprising conclusion. The house they are protecting with rate lock is the very thing holding them back from what they actually want.
Mortgage rates climbed sharply from historic lows, and seller activity across Santa Clara County slowed noticeably. Many homeowners who had locked in sub-3% rates during the pandemic chose to stay put rather than move into a higher-rate environment. That decision has compounded over time, tightening available inventory and inadvertently creating better selling conditions for those willing to move anyway.
What Happens If Nothing Changes for You?
Here is a consequence question worth answering honestly. If you keep waiting, and the rate environment does not shift the way you hope, where does that leave you in three years? Still in a home that does not quite fit? Still watching the market, wondering when the right moment will arrive?
Lawrence Yun, Chief Economist at the National Association of Realtors, noted recently that inventory levels remain at historic lows and that multiple offers are returning on a meaningful number of properties. That is not a pitch. That is the actual condition of the market for someone who prices their home correctly and lists while others aren’t selling.
If you are considering a move and have been browsing Mountain View homes for sale to get a sense of what buyers are seeing right now, it is worth noting that the supply side of that equation is remarkably thin. Fewer listings mean your home stands out more, not less.
The best time to capture that kind of attention is not when every other seller decides to list. It is before they do. And right now, most of them are still waiting.
What Would It Mean for You To Move Forward?
If your home no longer fits your life, and you have been using the market as a reason to delay, it might be worth asking yourself one more question. What would it actually feel like to be in the right home, at the right size, in the right location, before the rest of the market wakes up?
That is not a hypothetical. That is the situation a prepared seller in Mountain View can step into right now, while others are still sitting on the sidelines.
If this sounds like it could be what you have been looking for, the next step is a straightforward conversation about your specific situation. Not a sales call. Not pressure. Just a clear look at what your home might be worth today, what the buyer pool looks like right now, and whether the numbers make sense for your goals. Timothy Alston, licensed Broker (DRE# 01328224), can walk through that with you. Reach out at (408) 207-4593 whenever you are ready. The decision is entirely yours.
