Buyers in Campbell can get concessions right now more easily than at almost any point in the past five years. Sellers and builders are offering closing cost help, mortgage rate buy-downs, price reductions, and more to close deals. Over 44% of existing home sellers nationally gave buyers concessions in March, and builders offered incentives on 74% of quick move-in homes. If you are shopping right now, that matters.
You know how it feels to find a home you actually want, then run the numbers and realize the upfront costs are the wall standing between you and that front door? The down payment, the closing costs, the rate you locked in months ago that no longer looks as friendly. A lot of buyers in Campbell are dealing with exactly that right now.
But here is the part most people have not stopped to think about yet: the market has quietly shifted in ways that could work directly in your favor. Are you aware of what buyers are actually walking away with right now?
What Does It Actually Mean to Get Concessions?
Before anything else, what is your current picture? Are you renting and watching your monthly payment go somewhere it will never come back from? Or are you already in the market, making offers, and wondering why some deals seem to fall together easily for other buyers while yours stall?
A concession is something a seller gives up to close the deal. An incentive is something a builder advertises upfront to attract buyers. In practice, both mean the same thing for you: something extra that reduces your out-of-pocket cost or makes the monthly payment work.
Some of the most common ones right now include help with closing costs, mortgage rate buy-downs that temporarily lower your rate, price reductions, appliances left behind, home warranties, and minor repairs completed before closing. Have you ever stopped to think about which one of those would make the biggest difference in your specific situation?
As the National Association of Realtors notes, concessions “can help reduce the upfront costs associated with purchasing a home.” That is not a small thing when you are working with a real budget and real constraints.
Builders Are Using Incentives to Move Inventory Right Now
If you have looked at new construction in or around Campbell, here is something worth knowing. According to Zonda, builders offered incentives on 56% of to-be-built homes and 74% of quick move-in homes in March. Quick move-in homes can typically be occupied within 90 days.
Why are builders doing this? They do not want inventory sitting. Every month a finished home goes unsold is a cost they are absorbing. So they get creative. According to the National Association of Home Builders, roughly 30% of builders lowered prices in each of the first four months of this year.
Can you see how that creates an opening? Most builders will not leave you to figure out the terms on your own. If you walk in knowing what to ask for, there is a real chance you can get concessions structured into the deal before you ever sign a contract.
This is not a sign the market is in trouble. It is simply builders doing what they always do when supply climbs and competition for buyers increases. The question is whether you are positioned to take advantage of it.
Existing Home Sellers Are Feeling the Pressure Too
More existing homes have been coming onto the market across the region, including Campbell homes for sale, which means sellers are no longer the only ones with options. When inventory rises, buyers gain leverage. That dynamic is showing up in the numbers.
Over 44% of existing home sellers nationally gave concessions to buyers in March. If you look at pre-pandemic data, that figure is actually a return to normal. For several years, sellers held nearly all the power. Multiple offers, no contingencies, no repairs. That era has largely passed in many price ranges.
The Campbell real estate market is not collapsing. Home values have risen more than 57% over the past five years nationally. Sellers are still making strong profits. But they are also more willing to negotiate now than they were two or three years ago, because they have to be.
What would it mean for you if you could get a seller to cover $10,000 to $15,000 in closing costs on a home you already wanted? That is the kind of concession that is being written into contracts right now, and many buyers are not even asking for it because they assume the answer will be no.
How to Think About Getting Concessions Right
Here is where a lot of buyers in Campbell miss an opportunity. They focus entirely on the list price and forget that the total cost of buying a home includes rate, closing costs, repairs, and the terms buried in the contract. Getting concessions right means knowing which lever to pull based on what the seller actually needs.
Sometimes a seller will not budge on price because they have a number in their head tied to their own mortgage payoff. But that same seller might happily agree to a rate buy-down or cover your closing costs, because those feel different to them emotionally even if the net result is similar for you.
Does that make sense as a strategy? It is not about pushing harder. It is about knowing what to ask for and when.
What happens if you keep waiting, assuming the market will shift further in your favor? Inventory conditions change. The window to get concessions does not stay open indefinitely. If you keep doing the same thing for the next twelve to eighteen months, waiting for a perfect moment that may or may not come, where does that leave you relative to where you want to be?
