And then someone mentions closing costs, or an earnest money deposit, and suddenly the numbers do not add up the way you thought they would.

The down payment is probably already on your radar. And there is a good chance you have heard the 20% figure thrown around enough times that it feels like a rule. But the National Association of Realtors points out that one of the biggest misconceptions among buyers is what the typical down payment actually is and what amount is needed to enter homeownership.
Depending on the loan type you qualify for, you may be able to put as little as 3.5% down, and in some cases even less. There are also down payment assistance programs that many buyers do not know exist until they ask. Have you looked into what loan options might actually fit your situation? The National Association of Realtors notes that closing costs make up roughly 2% to 5% of the home’s purchase price. On a home in the Cupertino market, that range can represent a significant dollar amount. Freddie Mac puts it plainly: the down payment is likely the biggest cost of buying, but it is not the only cost, and understanding all your expenses before diving in is critical.
Lenders are required to provide a Closing Disclosure at least three business days before closing. But by then, you have already committed. The buyers who handle this well are the ones who build these costs into their budget from the very beginning, not the week before signing.
