1983-2019: THE RESALE DOMINANCE ERA

For nearly four decades, newly built homes hovered around 13% of total for-sale inventory. Buyers in places like Palo Alto were accustomed to a market defined almost entirely by resale properties. New construction existed, but it was a side note in most buyers’ searches, not a primary strategy. Robert Dietz, Chief Economist at the National Association of Home Builders, has noted that with limited existing housing inventory, new construction will continue to be a significant part of prospective buyers’ searches in the quarters ahead. More homes are underway right now and will be entering the market in the months to come, meaning the go-if problem that has paralyzed so many sellers is quietly being solved.
