Closing date flexibility. If your lease ends on a specific date, or if you need more time to coordinate a move, a negotiated closing window can save you from paying rent and a mortgage at the same time.
Campbell real estate has been gradually moving toward equilibrium. Rising inventory, longer average days on market, and more price reductions per listing than at any point since 2019 all signal that buyers carry real negotiation power again. Homes in Campbell are still holding strong value, with properties in well-positioned neighborhoods continuing to attract serious interest. But the frantic pace has cooled, and that cooling creates room for intelligent, strategic offer-making.
