That shift means buyers exploring Campbell homes for sale right now have more room to negotiate than most of them realize, on price, repairs, closing costs, and terms.
You know how it goes. You find a property you love, you submit an offer, and then you sit there wondering if you asked for too much or gave away too much just to stay competitive. A lot of buyers in Campbell are dealing with exactly that right now. But here is the part most people have not stopped to think about yet: the market has quietly shifted, and the leverage that felt unavailable a year or two ago may be sitting right there on the table, waiting for someone to reach for it.

The negotiation myth that buyers had no power was not actually a myth during this window. It was the reality. But that era ended.
What Is Actually on the Table for Campbell Condos
According to the National Association of Realtors, the single most common concession sellers offered in a recent survey year was covering part or all of the buyer’s closing costs. Think about what that means for your out-of-pocket picture. If you negotiate the seller into covering $15,000 to $20,000 in closing costs, that is money that stays in your reserves after you move in.
Homes in Campbell span a wide range of property conditions and seller situations. Some sellers are motivated by a job relocation. Some have already purchased their next home and are carrying two mortgages. Some have had their listing sit longer than expected. Beyond closing costs, here is what is legitimately on the table in many transactions right now:
Sale price. Sellers who are not priced correctly for today’s market are far more willing to adjust than they were two or three years ago. Your negotiation power here comes from comparable sales data, not pressure.
Home repairs. After the inspection, you are within your rights to ask the seller to make repairs or reduce the price to reflect what you will need to spend. Does that make sense as a strategy, especially on older campbell condos or homes with deferred maintenance?
Home warranties. A one-year warranty covering appliances, HVAC systems, and plumbing typically costs a seller a few hundred dollars. For you, it is peace of mind in the first year of ownership. It is not a large ask, but it is a meaningful one.
Fixtures and appliances. Washer, dryer, refrigerator. If you want it to stay, ask. The worst answer is no, and often the answer is yes.
Closing date flexibility. If your lease ends on a specific date, or if you need more time to coordinate a move, a negotiated closing window can save you from paying rent and a mortgage simultaneously.
When mortgage rates climbed sharply, buyer demand pulled back almost overnight. Sellers who had grown accustomed to multiple offers suddenly found properties sitting on the market. Inventory rose. Days on market stretched. For the first time in years, buyers across the South Bay had room to ask questions and actually receive answers. The negotiation table had not disappeared. It had simply been covered up for two years, waiting for market conditions to shift again.

Homes in Campbell and across Santa Clara County continue to attract serious interest in well-positioned neighborhoods, but the frantic pace has cooled. That cooling creates room for strategic offer-making that simply was not possible two years ago. Buyers who understand this shift and act on it are the ones walking away with better terms.
