How Much Should You Actually Budget?

Reviewing it early, before you are emotionally committed to a specific home, gives you room to plan and ask questions without the pressure of a ticking clock.

Step 2: Budget at 3% to 5%, Not 2%

Most buyers anchor to the low end of the estimate because it is a more comfortable number. But in Santa Clara County, where property values and related fees tend to run higher, planning at the conservative end of the range is a risk. Budget toward 3% to 5% of your purchase price and treat anything below that as a pleasant surprise, not an expectation.

Step 3: Understand What Is Negotiable

Some closing costs are fixed by law or by the lender. Others, like title services or settlement fees, can sometimes be shopped. Knowing the difference before you are under contract means you can potentially reduce your out-of-pocket costs without slowing down the deal.
