You know how it goes. You find a home you love, you make an offer, and then you hear that three other buyers got there first. Or you wait for the “right time” and watch rates climb while you are still thinking it over. A lot of homebuyers in the Los Altos area are dealing with exactly that cycle right now. But here is the part most people have not stopped to think about yet: the conditions shaping this market are not random. They are predictable. And if you understand them, you can stop reacting and start positioning.
So let’s slow down for a second. What does your housing situation actually look like right now? Mortgage rates have been moving. They are still historically reasonable compared to where they sat a decade or two ago, but the direction of travel matters. When rates rise, even by a fraction of a percent, your monthly payment on the same home goes up. Have you ever stopped to think about what a half-point rate increase actually costs you over the life of a 30-year loan? On a $1.5 million home, that difference can add up to tens of thousands of dollars in total interest paid. The window to lock in a lower rate does not stay open indefinitely.
On the supply side, the National Association of Realtors has reported inventory sitting well below what a balanced market requires. A healthy, neutral market needs roughly six months of supply. Current levels are nowhere near that. The NAR has estimated that the country would need approximately 3.55 million homes on the market to reach six months of demand, meaning there is a shortage of more than 2 million homes. Does that number land the way it should? Because that is not a small gap to close in a single season.
Is the Los Altos Market Ready To Give Buyers More Choices?
Here is where things get slightly more encouraging. Survey data from realtor.com shows that more sellers are planning to list their homes during the winter season. That means homebuyers who are ready may see more options than they have in recent months. Inventory in Los Altos homes for sale tends to move quickly even when supply ticks upward, which brings us to the question worth sitting with: if more homes do come to market, are you actually positioned to move when one of them is right for you?
Being ready is not just about wanting to buy. It means your financing is in order, your pre-approval is current, and you have clarity on what you need versus what would be nice to have. Homes in Los Altos rarely wait for buyers who are still sorting out the details. The average time from listing to offer in this market leaves little room for hesitation.
