House sellers in today’s market hold more negotiating power than most realize. When buyer demand significantly outnumbers available inventory, the balance of power shifts toward the seller. That shift creates much leverage for anyone listing a home right now, including in competitive markets like Campbell, where well-priced properties regularly attract multiple offers within days of listing.
You know how it feels when you want to make a move but something keeps stopping you? Maybe you are not sure if the timing is right. Maybe you have a repair that needs to happen first, or a new build that needs to be finished before you can leave. A lot of house sellers right now are sitting on that exact fence, wondering if their problem is too complicated to solve.
But here is the part most people have not stopped to think about yet: the very thing that makes selling feel complicated might actually be the thing that gives you the most power in the negotiation. Does that sound backwards? Keep reading.
What Does Your Housing Situation Actually Look Like Right Now?
Before we get into the numbers, take a moment to think about where you are. Are you staying in a home that no longer fits your life? Are you watching your equity grow while feeling stuck because you do not know where you would go next? How long have you been putting off this decision?
That hesitation is more common than you might think. A lot of homeowners in Campbell real estate conversations say the same thing: “I would sell, but I do not know what I would do after.” And that concern is legitimate. But it might also be the exact thing a motivated buyer can help you solve.
How Much Leverage Do Today’s House Sellers Actually Have?
According to the National Association of Realtors, home sales are up significantly versus last year, while available inventory has dropped sharply. There are roughly 360,000 fewer single-family homes on the market compared to the same period last year. That gap between supply and demand is what creates much leverage for today’s house sellers.
The National Association of Home Builders surveyed buyers and found that 40 percent of them had been outbid on a home they wanted to purchase. That is more than double the rate from just a few years ago. What does that tell you? It tells you that buyers are hungry, persistent, and competing hard for whatever comes available.
In Campbell, homes in desirable neighborhoods consistently sell within days of listing, and multiple-offer situations remain common. That is not just a statistic. That is the environment you would be walking into as a seller.
What Are Buyers Actually Willing to Do Right Now?
Think about what today’s buyer wants. They want to purchase a home. They want to lock in before prices climb further. And they want to take advantage of mortgage rates before conditions shift. Those three motivations give house sellers a remarkable amount of flexibility in how a deal can be structured.
Leverage, in any negotiation, is the ability to offer something the other side wants or to remove a problem they want to avoid. Right now, as a seller, you have much leverage because you control access to something buyers desperately need: a home available for purchase.
Can you see how that changes what is possible in a negotiation? It is not just about price.
What If Your Biggest Obstacle Could Become Your Strongest Negotiating Tool?
Here is a situation worth thinking through. Odeta Kushi, Deputy Chief Economist at First American, has noted that many homeowners want to upgrade but hold back because they are afraid they will not find a replacement home in time. That fear is real. But it does not have to be a dead end.
What if, instead of seeing your situation as a barrier, you used it as a term in the negotiation itself? One option that buyers and sellers have used successfully is a leaseback agreement. You sell your home to a buyer at today’s market price, which lets them lock in current loan terms and get the property they want. In return, you lease the home back from the buyer for a set period while your new construction is completed or while you find your next property.
Not every buyer will agree to that kind of arrangement. But you only need one. And in a market where Campbell homes for sale attract serious, motivated buyers, finding that one buyer is far more realistic than it might seem.
What would it mean for you if you could sell at a strong price, stay in your home during the transition, and avoid the scramble of finding a place to land? How would that change the calculus of your decision?
What Happens If Nothing Changes?
This is the question most people avoid. If you wait another year, two years, three years, where does that leave you? Inventory is already historically low. Buyer demand remains strong throughout the Campbell market and across Santa Clara County. The window where you hold this much negotiating power may not stay open indefinitely.
What is staying put actually costing you, not just in potential equity, but in the life you keep putting off? That is worth sitting with for a moment.
Maybe you have repairs to handle before listing. Maybe you need permits finalized. Maybe you just need time to figure out your next step. Whatever the obstacle, the current environment gives you room to negotiate creative solutions that simply would not be available in a balanced market. That is the practical value of having this much leverage as a seller today.
A Straightforward Next Step
If any of this connects with where you are right now, the logical next move is a simple conversation. Not a pitch. Not a commitment. Just a clear-eyed look at what your home is worth in today’s market, what your options might realistically look like, and whether the numbers make sense for your specific situation.
