Without it, you cannot know your true budget, your offers carry less weight with sellers, and you risk losing homes you could have actually afforded. In a market like Los Altos, where well-priced homes regularly draw multiple offers, the gap between prepared and unprepared buyers is the difference between getting the home and watching someone else move in.
