If you own a home in Los Altos and you have been sitting on the fence about whether to move or refinance, the answer almost certainly lives inside your current equity position. Homeowners across Santa Clara County are holding record levels of equity right now, and many do not realize how many options that equity actually creates. This is where things get interesting. When I move is the right call, equity becomes your down payment. When refinancing is the right call, equity becomes your leverage. Either way, the equity does not disappear. The question is just how you deploy it.
Consider what the numbers actually look like. According to data from the National Association of Realtors, a typical single-family home has appreciated by roughly $150,000 over the past fifteen years. If you bought around 2006 at an average price and carried a standard mortgage, your home could have grown by that much or more. After accounting for selling expenses, you might be sitting on $130,000 or more in usable equity.
What would $130,000 in equity as a down payment actually do for your next purchase? If you applied that toward a home priced $80,000 higher than your current one, and financed the rest at today’s rates, the monthly payment difference could be as little as $130 per month. Does that surprise you? Can you see how that changes the math on whether to move or stay?
Homeowners who purchased at the height of the mid-2000s market in Silicon Valley watched values dip, then stabilize, then quietly begin climbing again. Those who stayed through the correction and did not sell into the loss ended up on the right side of one of the longest appreciation runs in California history. The Los Altos real estate market recovered faster than most, driven by persistent demand from the tech corridor and constrained supply.
The Part Nobody Talks About: What Happens If Nothing Changes?
This is the question most people avoid. What happens if you keep doing the same thing for the next three to five years? If your rate stays high and you never refinance, how much does that cost you over that window? If you stay in a home that does not fit your life, what is the daily cost of that friction?

Homeowners who purchased during the early years of this era and held through 2019 accumulated equity at a pace that made both the move-up decision and the refinance-and-stay decision financially compelling. The average appreciation curve in this market outpaced most comparable California cities.
So When Does It Make Sense to Move or Refinance?
The move or refinance decision really comes down to two things: your current rate and your life. If your rate is significantly above today’s market and your home still fits you well, a refinance conversation is worth having. You can lower your costs, free up monthly cash flow, or pull equity out to deploy elsewhere, all without packing a single box.
If your home no longer fits the way you live, if the space is wrong, the location is wrong, or something has shifted in your priorities, then moving becomes the conversation. And in a market like Los Altos homes for sale, that equity position you have built may make that transition far more affordable than you expect.
According to ATTOM Data Solutions, nearly one in three mortgaged homes nationally qualifies as equity-rich, meaning the loan balance is 50% or less of the home’s estimated market value. In high-appreciation markets like Los Altos, that number skews even higher. Many homeowners here are sitting on more leverage than they realize.
The years following 2019 delivered an unexpected acceleration in property values across Silicon Valley, including the Los Altos market. Even homeowners who were not actively tracking their equity found themselves in significantly stronger financial positions than they had anticipated. The combination of rising values, sustained buyer demand, and low inventory has created a situation where the decision to move or refinance carries real financial consequence in either direction. Doing nothing is also a choice, and it has its own cost.
