2012-2016: THE RECOVERY AND TIGHTENING ERA

Coming out of the post-crisis years, the Los Gatos market quietly began absorbing available inventory faster than new listings could replace it. Buyers who were patient in 2012 watched their equity compound quietly while the tech sector drew more residents into Santa Clara County. That gradual tightening laid the groundwork for the inventory squeeze that would define the next decade. Properties that sat for weeks in 2012 began receiving multiple offers by 2015, and that competitive dynamic never fully reversed.

But even with more listings appearing, the overall supply in the estate market remains historically tight. That matters because tight supply keeps pressure on prices and keeps sellers in a position of strength. If you are a homeowner thinking about listing, the question worth sitting with is: how long are you willing to wait for conditions that may already be as favorable as they get?

Buyer Competition and What It Is Quietly Costing You

Families relocated from other parts of the Bay Area specifically because Los Gatos offered the combination of community character and commute proximity that other markets could not match. The competitive habits formed during this era trained a generation of buyers to expect a difficult process, and many of those buyers are still active in today’s market.

Home Price Appreciation in Today’s Real Estate Market

CoreLogic reported national home price appreciation of 15.4% year over year, the highest annual gain since 2005. Low mortgage rates and limited for-sale inventory drove that number.

Today’s real estate prices are not rising because of speculation. They are rising because more people want to live in places like Los Gatos than there are homes available for them. That fundamental supply and demand gap does not resolve quickly. And the longer it persists, the more that delay costs a buyer in actual dollars.

Here is something worth sitting with. CoreLogic reported that homeowners with mortgages saw their equity increase by an average of $33,400 per borrower in a single year. Collectively, that represents more than $1.9 trillion in new household wealth created across the country.
