Knowing it exists, and knowing what drives it, puts you in a far stronger position than most people walking into a deal.

You know how it goes. You tour a home, you picture your life there, and suddenly you are willing to stretch a little further than you planned just to make sure no one else gets it. When you make an offer on a home, your lender sends an independent appraiser to assess what the property is actually worth in the current market. That appraiser is not there to validate your excitement. According to Dustin Harris, Appraiser Coach, the appraiser’s job is to remain an unbiased third party and report what the home is worth in the current market, regardless of what decisions have been made on the price side of things.

In plain terms: they look at comparable sales, market data, and the physical condition of the home. They do not factor in how many other offers were submitted, or how much you want it.

CoreLogic data shows that appraisal gaps have been occurring at a rising rate as home prices climb faster than the comparable sales data appraisers rely on can keep up with.

Why This Keeps Happening in Competitive Markets

Here is the dynamic at play. When supply is low and buyer demand is high, prices rise quickly. Shawn Telford, Chief Appraiser at CoreLogic, describes it this way: buyers are paying prices above listing price, higher than the market data available to appraisers can support.

The Los Altos market sits squarely in this pattern. Homes in Los Altos regularly attract offers above asking price, and when an appraiser compares those offers to recent comparable sales, the numbers sometimes tell a different story. The appraiser’s job is to protect the lender from over-lending, which means they are working from a different set of incentives than you are.

Does that make sense so far? Because this is where sellers need to pay close attention too.

If you are selling, an appraisal gap does not automatically mean your deal falls apart. It means negotiations re-open. In a strong sellers’ market, the most common outcome is that the seller asks the buyer to cover the difference in cash above the loan amount. Sellers need to know this going in, because how you handle that moment determines whether the transaction closes or collapses.

If you are a seller: You can accept a renegotiated price. You can ask the buyer to cover the gap in cash. You can hold firm and risk losing the buyer. Or you can order a second appraisal if you believe the first one missed something significant. Sellers need to think through these options before they are ever in the room, not during the pressure of a live negotiation.

The Conversation You Should Have Before You Write an Offer
