Most sellers in San Jose who skip pre-sale updates end up with one of two outcomes: fewer offers or a lower sale price than they expected. Buyers today are willing to pay current prices, but research from Redfin shows they expect the home to be in genuinely good shape. How long have you owned your home? If it is somewhere between 20 and 40 years old, research from John Burns Research and Consulting suggests it is likely in what analysts call its “prime remodel years.” That is not a knock on your home. It is simply a recognition that homes in that age range often need selective attention before going to market. Millions of homes across the country are in that window right now, and that number is growing.

Not All Fixing Up Is Created Equal

Here is where a lot of sellers go wrong. They either do too much or too little. They either sink money into a full kitchen renovation that does not return its cost, or they do nothing and watch buyers walk away. Both paths lead to the same place: leaving money on the table.

Bankrate puts it plainly: updates that do not return their investment do not make financial sense. New granite countertops, for example, might break even at best, depending on your specific market. The question is never “what would make this home nicer?” The question is “what do buyers in this specific area expect, and what are they willing to pay for?”

Those are two very different questions, and the answer changes depending on where you are. What moves the needle in one neighborhood does not always move it in another.
