Redfin data shows that townhomes are typically priced lower than detached single-family homes nationally, and that gap has grown as supply has expanded. For first-time buyers, that difference can mean the gap between qualifying and not qualifying.
Ali Wolf, Chief Economist at NewHomeSource, put it plainly: townhomes have emerged as a vital, more accessible entry point into homeownership. She noted that they allow buyers to build equity without overextending financially, which is exactly the position many first-time buyers are trying to find themselves in.
The second reason is builder motivation. With more townhome inventory available than in recent years, builders need to move product. That creates negotiating leverage for buyers that simply does not exist in a tight resale market. Price reductions, rate buydowns, included upgrades: these are real tools that can shift monthly payments and closing costs in your favor.
