Research consistently shows that financial education is the most commonly cited barrier among first-time buyers, not income, not credit score, not inventory. Twenty percent of first-time buyers in recent surveys point directly to a lack of financial guidance as the reason they have not moved forward. In the Gilroy market, where home equity has grown steadily, buyers who delay often find themselves priced further out over time. The gap between what buyers think they need and what programs actually require can be significant.
