Is Los Altos Real Estate Still Affordable to Buy?

Homes in Los Altos are still affordable relative to the last several decades, when you factor in mortgage rates, income levels, and home prices together. The National Association of Realtors Housing Affordability Index tracks all three variables and currently places affordability higher than at any point since the post-crash era of distressed sales. That context matters enormously for anyone weighing a buying decision right now.
You know how it feels to watch rent go up every year, and every time it does, you tell yourself you will look into buying soon? And then “soon” keeps getting pushed back because the market feels expensive, or the timing feels off, or you are just not sure if it is the right move? A lot of people considering buying a home in Los Altos are sitting with exactly that tension right now.
But here is the part most people have not stopped to think about yet: affordability is not just about price. It is about three things working together at the same time. And right now, those three things are lined up in a way that does not happen very often.
What Does “Still Affordable” Actually Mean for a Home Buyer?
When most people think about whether buying is still affordable, they look at listing prices and stop there. Does that sound familiar? You see a number on a listing and your brain immediately says “too expensive,” before you have even looked at what a monthly payment would actually be.
The National Association of Realtors measures affordability differently. Their Housing Affordability Index weighs three factors together: mortgage rates, home prices, and household income. When the index reads 100, it means a typical family earns just enough to qualify for a mortgage on a typical home. When it reads above 100, that family has more than enough income to qualify. Right now, the index is sitting well above 100 nationally.
What would it mean for you if the numbers actually worked in your favor right now, and you just did not know it yet?
The Hidden Driver Behind Whether Buying a Home Is Still Affordable
Of the three factors in the affordability equation, mortgage rates are doing the heaviest lifting right now. Rates have been sitting at historically low levels, and that single variable changes the monthly payment on a home dramatically. A one-point difference in your interest rate can shift your payment by hundreds of dollars every single month, for the entire life of the loan.
Have you ever stopped to think about what that compounds to over 30 years? That is not a small number. That is the kind of difference that either builds your family’s financial position, or quietly drains it, depending on when you locked in.
Based on historical affordability data going back to 1990, buying a home right now is more affordable than at any point in the last eight years, once you account for rates and income together. The only period where affordability looked better was during the foreclosure crisis, when distressed properties were being sold at discounts not seen in nearly a century. That was a one-time event, not a repeatable window.
What Is Your Housing Situation Actually Costing You Right Now?
Here is a situation question worth sitting with for a moment. What does your current housing picture look like? Are you renting and watching that payment increase every year? Are you in a home that no longer fits your life but you have been waiting for the “right time” to move?
Every month you pay rent, that money is gone. There is no equity accumulating, no loan being paid down, no asset growing in your name. The National Association of Realtors has found that the average net worth of a homeowner is significantly higher than that of a renter, and the gap widens over time. What would it mean for your family if, ten years from now, you had been building that kind of equity instead of paying someone else’s mortgage?
For buyers exploring Los Altos homes for sale, that question is especially worth answering clearly, because property values in this market have shown consistent long-term appreciation. Homes in Los Altos have historically held and grown their value, even through national downturns, making the equity argument stronger here than in most markets.
What Happens If Nothing Changes?
This is the consequence question most people avoid, but it is the most important one. If you keep doing exactly what you are doing right now for the next three to five years, where does that leave you? Will your rent be higher? Will home prices be higher? Will mortgage rates still be where they are today?
Nobody can predict any of those with certainty. But here is what history does tell us: the combination of low rates, qualifying income levels, and available inventory does not stay aligned forever. When one of those variables shifts, the affordability equation changes fast. Can you see how waiting for “perfect” timing could actually cost more than acting on “very good” timing?
The Los Altos real estate market is competitive, but for buyers who come in prepared with a clear picture of their numbers, the opportunity is real.
If the Numbers Work, Would You Want to Know?
Based on what buyers in this market are telling us, the biggest barrier is not the market itself. It is not knowing whether their specific financial situation makes buying a home still affordable for them personally. The index is a national measure. Your situation is individual.
If you could sit down for 20 minutes with a broker who would show you exactly what your monthly payment would look like, what you could qualify for, and what the real gap is between renting and owning in today’s environment, would that be worth your time?
That is the conversation Timothy Alston, Broker (DRE# 01328224) at Aegis Luxury Real Estate, has with buyers every week. Not a pitch. Not a pressure call.
