After the 2008 housing correction, Santa Clara County home values spent the better part of a decade climbing back. Buyers who purchased in 2012 and 2013, when sentiment was still cautious, captured enormous equity gains as the tech sector expanded and demand for housing in Sunnyvale intensified. The buyers who waited for certainty often paid a steep price for that comfort.

What Happens to Your Down Payment When You Wait

Let’s look at the math on a real number. Imagine a home priced at $325,000 today. With a 10 percent down payment, you borrow $292,500.

Now imagine home prices appreciate roughly 7 to 8 percent over the next year, which is in line with what major industry forecasters have projected. That same home is now priced near $350,000. Your 10 percent down payment just grew by more than $2,500. And the loan balance you carry into that mortgage is now roughly $22,000 higher.

2019-2023: THE LOW-RATE WINDOW ERA

Mortgage rates dropped to historic lows during this period, briefly touching the low 3 percent range. Buyers who locked in during that window secured monthly payments that renters paying market-rate rent in Sunnyvale could not match. Over the life of that loan, $200 per month is more than $71,000. That is not a rounding error. That is a small fortune paid to a lender because of the timing of one decision.

And that is before you account for the equity you would have built in the first year of ownership, which on a home appreciating at that rate could be close to $25,000. So the total gap between buying now and buying a year from now could approach $100,000 in combined equity and lifetime interest costs.
